Garage Floor Coatings in Spanish Fork, Utah
Spanish Fork sits at the south end of Utah Valley, where older town lots near Main Street meet new subdivisions and larger semi-rural parcels. Garage, shop and outbuilding floors are the bulk of our work here, with asphalt sealcoating close behind.

Spanish Fork is where Utah Valley starts to open up. Near Main Street the lots look like most of the Wasatch Front. Farther out, parcels get bigger, driveways get longer, outbuildings appear behind the house, and more of those driveways are asphalt. For us that means two kinds of floor work in one city, plus the sealcoating that the asphalt here keeps earning.
New subdivision slabs
On the north and west sides, homes are handed over with a finished house and a bare garage: a broom finished slab, saw cut control joints, and a yard that is still graded dirt. Coating the floor at that stage is the cleanest version of the job, because nothing has to be emptied out first.
The one thing that can change the schedule is moisture. We test every slab before coating it, and newer concrete on a fast build schedule is where a high reading usually turns up. When that happens, a moisture vapor barrier goes down first and the install runs two days instead of one. Most jobs are completed in one day, and we tell you which one yours is after the test, not after we have started.
Older garages near Main Street
The established streets closer to Main Street have older slabs, and they show the normal Utah damage. There is a pitted strip inside the garage door where snowmelt and brine run off the tires, cracks spreading from the control joints, and spalled edges at the apron. Road salt and freeze thaw are what do that to bare concrete.
Crack and spall repair is included in the floor. We diamond grind the slab rather than acid etching it, which levels the patches with the original concrete and gives the polyurea base coat sound material to bond to. Over that goes a full flake broadcast and a UV stable polyaspartic top coat, which is the layer that handles sunlight through an open door and the chemicals that end up on a garage floor. The build is described on the garage floor coatings page.
Shops and outbuildings
On the larger lots toward the Spanish Fork River, the main floor we are asked about is often not the house garage at all. It is the shop. Those slabs take equipment, floor jacks, welders and oil, and they are frequently the roughest concrete on the property. The same system goes down, with more attention to degreasing: oil has to come out of the slab before anything will stick, and spots that soaked in deep get cut out and patched.
Asphalt driveways
Plenty of Utah County homes have concrete driveways, but Spanish Fork’s older and larger properties hold a good share of asphalt. Utah is hard on it. High altitude sun dries out the binder, freeze and thaw pries open the small cracks, and plows and de-icing salt finish the job. A two coat asphalt emulsion sealcoat every two to three years slows all of that down, and we fill cracks with hot pour filler first. We only seal in the right weather, at least 50 degrees and rising for 24 hours with no rain in the forecast, so the local season runs about mid-May through September. Details are on the asphalt sealcoating page.

Questions
Spanish Fork FAQs
Yes. Spanish Fork is part of our regular service area and one garage floor is a normal booking. Our published washing and sealcoating minimums apply here the same as anywhere else we work.
If it is cracking but still solid, a sealcoat and crack fill every two to three years can add years of life. If it has potholes or crumbling edges, sealcoating will not fix that. We will tell you honestly which one you have.
Yes, and they are common on the larger parcels here. A shop slab takes jack stands, welding spatter, equipment and oil, which is exactly what a polyurea and polyaspartic floor is built for. Oil has to be degreased out of the concrete before we grind.
Garage and shop floors go in year round, since the work happens inside with the door closed. Sealcoating needs at least 50 degrees and rising for a full day with no rain coming, so that season runs about mid-May through September.
