South Jordan runs from Daybreak’s compact, master-planned streets on the west side to the established neighborhoods east of Bangerter Highway, and the garage floors in those two halves of the city are rarely the same job. On one side the slabs are young and the houses are still on their first set of keys. On the other, the concrete has absorbed twenty or thirty winters of road salt. We coat both. The difference shows up in the prep, not in the finished floor.
New slabs in Daybreak and the newer streets
Daybreak yards are compact, with narrow park strips and a lot of shared frontage, so the garage holds a large share of the usable square footage on the lot. Those slabs come out of the builder’s hands with a broom finish, a set of fresh control joints and nothing else.
A new slab is the easiest floor we coat, but new does not mean ready. The concrete has to be fully cured, and we moisture test it before anything goes down. A slab poured on a tight builder schedule can hold more water than the calendar suggests. When it tests high, a moisture vapor barrier goes down first and the job becomes a two day install instead of one.
The advice we give new owners is simple: coat the floor before the garage fills up. An empty bay grinds, patches and coats faster than one stacked with shelving, a freezer and four bikes.
Older garages east of Bangerter Highway
East of Bangerter the homes are older and the slabs show it. The pattern repeats from street to street. There is a pitted, dusty band just inside the garage door where meltwater drips off the tires and sits, hairline cracks running out from the control joints, and spalled concrete along the apron. Road salt and freeze thaw do that to a bare Utah slab, and it does not stop on its own.
Crack and spall repair is part of the job rather than an extra. We grind the slab with diamond tooling instead of acid etching it, which opens the surface evenly and gives the base coat something to lock into. On an older floor that grind also removes whatever a previous owner rolled on, usually a thin hardware store epoxy that is already lifting in sheets.
What goes down
The system is a polyurea base coat, a full flake broadcast, and a UV stable polyaspartic top coat. The flake hides dust and tire tracks. The polyaspartic is the layer that shrugs off the salt and brine that come home on your tires off Bangerter Highway and Redwood Road all winter. Colors and build details are on the garage floor coatings page, and every garage size is listed at our published price on the pricing page.
Most jobs are completed in one day. The floor is walkable the same evening and takes vehicles again in a day or two.
Sealcoating and pressure washing
Because South Jordan driveways are mostly concrete, pressure washing is the more common second service here. Flatwork, patios and shaded walkways clean up well, and it is the cheapest way to make a tired driveway look cared for. The asphalt driveways on the older east side streets are the ones that benefit from asphalt sealcoating, which we schedule in warm, dry summer weather.

Questions
South Jordan FAQs
Once the slab is fully cured, and ideally before the garage fills up with shelving and bins. We moisture test the slab first. If it reads high, a moisture vapor barrier goes down before anything else, which makes it a two day install.
A coating goes on the inside of your garage, so design review usually does not apply the way it does to a landscaping change. If your community has rules about work trailers or driveway parking during the day, tell us and we will plan the install around them.
Yes. The work happens inside a closed garage, so we install year round in South Jordan. Winter is often the easier season to get on the schedule, and it gets the slab sealed before the next round of road salt rides home on your tires.
It depends on the surface. Most driveways here are concrete, which we pressure wash rather than seal. The older streets east of Bangerter Highway have more asphalt, and asphalt is what we sealcoat, in warm and dry summer weather.
