Garage Floor Coatings in Lehi, Utah
Lehi mixes established neighborhoods near Main Street with newer hillside and Silicon Slopes area subdivisions. That range shows up in our work, from decades-old slabs that need real repair first to builder floors waiting on their first coating.

Lehi is two cities in one. Near Main Street and Center Street are established neighborhoods with mature trees and homes that have been standing for decades. Up the hills and toward Traverse Mountain are newer subdivisions with fresh slabs and a lot of slope. We coat garage floors in both, and the job is genuinely different depending on which Lehi you live in.
Older slabs near Main Street
In the older parts of town, a garage floor has already lived a long life before we see it. Thirty or forty winters of road salt have usually pitted the concrete, there is spalling in the first few feet inside the door where snowmelt pools off the tires, and there is often a crack running the length of the bay.
None of that rules out a coating. It just means the prep is the real work. We grind the entire slab with diamond tooling, fill the cracks and the spalled areas, then grind the repairs flush so the finished floor reads level. Crack and spall repair is included in the job. What we will not do is coat a slab that is structurally past saving, and if that is what we find, we say so at the estimate.
Older garages also tend to be one or two bays with a step down from the house, so they are quick jobs once the floor is cleared.
Newer hillside builds
Traverse Mountain and Holbrook Farms are the other end of the range: three car garages on slabs poured in the last few years, still bare broom finish with control joints and shrinkage cracks. Those are the easiest floors we coat, as long as the concrete is old enough. A slab needs at least 28 days, and a new slab can still be carrying water, so we moisture test every one before coating.
Slope matters up the hill. Where a driveway falls away from the garage, meltwater drains out instead of standing at the door, which is good for the slab. Where it falls toward the house, salt water runs in and sits, and that is the floor most worth sealing.
Winter, salt and the commute
Lehi drives. The Silicon Slopes corridor, I-15 and the surface roads all get treated heavily in a storm, and magnesium chloride and road salt come home on the tires of every car in the city. On bare concrete it sits there until spring while freeze and thaw works the surface apart. That is the whole reason Utah garage floors go pitted and dusty by year ten, and it is why a sealed floor is worth more here than in a mild climate. Salt wipes off it.
What prep and install look like
We never acid etch. The slab is ground to an open profile, repaired, and ground again. Then a flexible polyurea base coat goes down, matched to your concrete, your flake blend is broadcast by hand wall to wall, and a UV stable polyaspartic topcoat seals it. The topcoat will not amber in sunlight the way an epoxy does. You can see the blends and the full build on garage floor coatings.
Driveways
Most newer Lehi driveways are concrete, so pressure washing is the usual pairing. Older homes with asphalt are the sealcoating candidates, in summer. See asphalt sealcoating for how that works.

Questions
Lehi FAQs
Usually yes. We grind the whole slab, fill the cracks and spalled areas, and grind them flush before anything goes down. If a slab is too far gone to hold a coating, we tell you at the estimate instead of coating it anyway.
Most jobs are completed in one day. The floor is walkable the same evening and takes vehicles in a day or two. If the slab tests high for moisture, a vapor barrier goes down first and it becomes a two day install.
We can carry it out onto the apron if you want it, and exterior surfaces get a free anti-slip additive. Most Lehi customers stop the floor at the door and have the driveway washed instead.
Yes. Older Lehi homes are where we see most of the asphalt driveways, and they are good candidates for a two coat asphalt emulsion sealcoat in summer, when the surface holds 50 degrees and rising for a full day.
