Riverton sits between the established east side of the valley and the newer subdivisions still filling in to the west, and our garage floor work here reflects both. East of Redwood Road the homes are older, the lawns are mature, and the slab in the garage has been bare since the day it was poured. West of Bangerter Highway the houses are new, the yards are often still dirt, and the floor is a clean canvas.

New construction on the west side

Lots on this side of Riverton tend to run a little larger than the county average, and the garages run larger with them. Three car bays are common, and the builder hands them over with a broom finish and a set of saw cut control joints.

That is the best possible moment to coat a floor. Nothing has to be moved, nothing has to be stripped, and the slab has not had a winter to soak up brine yet. The only thing we check before committing to a one day install is moisture. Every slab gets tested, and a slab that reads high gets a moisture vapor barrier first, which makes it a two day job. New concrete on a fast build schedule is exactly where that shows up.

Older garages east of Redwood Road

Older Riverton garages come to us with the same damage list. Pitting and dusting in the band inside the door where snowmelt runs off the tires, cracks walking out from the control joints, and crumbling concrete at the apron edge. Road salt and freeze thaw are what cause that on a bare slab.

None of it rules out a coating. Crack and spall repair is included in the work. We grind the slab with diamond tooling rather than acid etching it, so the profile is even across patched and original concrete, and so the polyurea base coat bonds to sound material instead of to dust.

The system and the colors

Every floor is the same build: a polyurea base coat, a full flake broadcast to hide dirt and tire marks, and a UV stable polyaspartic top coat over it. The flake blends and the finished look are on the garage floor coatings page, and sizes are listed at our published price on the pricing page. We will look at your garage lighting and wall color with you before the broadcast goes down, because the same blend reads differently under shop lights than it does in a photo.

Floors go in year round here. The work happens inside a closed garage, so January is a normal install month, and winter is often the easiest time to get a slot.

Driveways, patios and asphalt

Riverton driveways are mostly concrete, so pressure washing is the usual companion job: driveway, walks, patio and the garage apron in one visit. The properties on larger lots sometimes have asphalt driveways or a long asphalt approach, and those are the candidates for asphalt sealcoating between late spring and early fall, when it stays warm and dry enough for the sealer to cure.
