What's included
What comes with every sealcoat?
- Pressure washing and blowing the surface clean
- Edging along concrete, curbs and lawn
- Oil-spot priming so sealer bonds over old stains
- 2 coats of polymer-modified asphalt-emulsion sealer
- Barricades or tape so nobody drives on it early
- Cleanup and a short aftercare sheet
Why does Utah asphalt fail?
Asphalt is held together by oil-based binder, and four things wear it out fast here. High altitude sun oxidizes the binder until the surface turns gray and brittle. Freeze and thaw pushes water into small cracks and pries them open every winter. Snow plows scrape the surface, and de-icing salt keeps it wet and works into the cracks.
Sealcoat puts a fresh, flexible layer over the binder that blocks UV and water. It does not fix structural failure, but done every 2 to 3 years it slows all four.
Weather rules
When can a driveway be sealcoated?
We follow the manufacturer's rule: 50 degrees and rising for a 24-hour period, no rain within 24 hours, and 24 hours before driving. On the Wasatch Front that means about mid-May through September, plus warm October days. We would rather reschedule than seal in the wrong weather.
New asphalt
Is my new driveway ready?
New asphalt needs to cure before it is sealed: at least four weeks under the SealMaster spec, and the Colorado Asphalt Pavement Association suggests 30 to 90 days at 70 degrees or above. If your driveway is new, tell us the pour date and we will schedule the first safe window.
Coal tar or asphalt emulsion?
There are two main kinds of driveway sealer. Coal-tar sealer has been banned statewide in Maine, Minnesota, New York, Washington and Washington, D.C. over health and environmental concerns, and the USGS notes it is more common east of the Continental Divide. Asphalt-based sealer is the common choice in the West.
We use asphalt emulsion only. It is the better choice for homes with kids and pets, and you will not have to wonder what is tracking into the house.
Our process
How is a driveway sealcoated?
-
Clean
We pressure wash and blow the surface so sealer bonds to asphalt, not dust.
-
Crack fill
Cracks get hot-pour crack filler, priced per foot up front, and cure before sealer goes on.
-
Prime
Oil and fluid stains get a primer so the sealer does not peel over them.
-
Edge
We hand-edge along concrete, curbs and lawn for a clean line.
-
Two coats
Two coats of asphalt emulsion, applied only in the right weather.
-
Cure
The driveway is blocked off, and we tell you when it is safe to walk and drive on.
How do I care for a freshly sealed driveway?
- Keep cars off for 24 hours and people off for the first several hours.
- Turn sprinklers that reach the driveway off for 24 hours.
- Avoid sharp turns with the steering wheel while parked for the first few days.
- Rinse oil and fluid drips promptly, and plan to reseal every 2 to 3 years.

Every 2 to 3 years for most driveways. High-altitude UV, freeze and thaw, snow plows and de-icing salt are hard on asphalt, so homes with heavy sun or salt exposure sit at the shorter end.
Only when it is 50 degrees and rising for a 24-hour period, with no rain in the forecast for 24 hours. On the Wasatch Front that is about mid-May through September, plus warm October days.
Give new asphalt time to cure first: at least four weeks under the SealMaster spec, and often 30 to 90 days of 70 degree weather. We will tell you if yours is ready.
No. We use asphalt-emulsion sealer only. Coal tar sealers are banned in several states over health concerns, and asphalt emulsion is the common choice in the West.
Plan on 24 hours before driving, and keep foot traffic off for the first several hours. Hot, dry days cure faster; we confirm the time for your job.
We focus on homeowner driveways. Light commercial work like church lots, small offices and HOA private lanes is quoted per job, starting around $0.20 per sq ft above 5,000 sq ft. We do not stripe lots.
