Garage Floor Coatings in Nephi, Utah

Nephi marks the southern end of the area we serve, in Juab County, about an hour south of our Eagle Mountain base. Properties here look nothing like the subdivisions farther north: bigger lots, long driveways, detached shops and outbuildings, and a lot more asphalt. The floors are bigger too, and they work harder.

Shop floors first

On most Nephi properties the floor people ask about is not the house garage. It is the shop. Those slabs take floor jacks, welding spatter, equipment on casters, chemicals and oil, and they are usually the roughest concrete on the place.

That is a good use of a polyurea and polyaspartic floor. The polyurea base coat is flexible enough to stay with the slab through freeze thaw, the full flake broadcast gives the surface texture and hides the dirt a working shop generates, and the UV stable polyaspartic top coat is what stops the whole thing from chalking or yellowing where sun comes through a bay door.

Oil is the one thing that changes the prep. It has to be degreased out of the concrete before anything bonds, and any spot that soaked in deep gets cut out and patched. Crack and spall repair is part of the job, not an upcharge, which matters on slabs that have been bare for decades.

Older in-town slabs

The in-town lots near Main Street have older garages, and they carry the usual Utah damage. A pitted, dusty band inside the door where snowmelt and brine come off the tires, cracks running out from the control joints, spalled edges at the apron. Road salt and freeze thaw are what do that to bare concrete, and nothing about it improves with another winter.

We grind with diamond tooling instead of acid etching, so patched areas and original concrete end up at the same profile and the base coat has sound material under it. Every slab is moisture tested before we coat. If it reads high, a moisture vapor barrier goes down first and the install takes two days. Scheduling around the drive

We are honest about the distance. Nephi is the farthest south we go, and we group jobs down here rather than making the trip for one small item when we can avoid it. That is not a penalty, it is just how the schedule works best. Let us know early in the season, and if a neighbor or someone in Mona wants work done too, mention it and we will try to put you in the same run.

Most jobs are completed in one day. The floor is walkable the same evening and takes vehicles again in a day or two.

Asphalt driveways

Long Nephi driveways are often asphalt, and asphalt takes a beating here from high altitude sun, freeze thaw and the occasional plow. A two coat asphalt emulsion sealcoat every two to three years protects the binder and slows the cracking. We fill cracks with hot pour filler, prime oil spots so the sealer bonds, and only seal when it is 50 degrees and rising for 24 hours with no rain coming. We never use coal tar sealer, only asphalt emulsion, which is the better choice around kids, pets and livestock.
