Garage Floor Coatings in Herriman, Utah

Herriman sits against the Oquirrh foothills at the southwest corner of Salt Lake County. Newer subdivisions, three car garages and hill roads that get treated hard in every storm make it one of our busiest coating areas north of the Point of the Mountain.

Herriman climbs into the Oquirrh foothills, and almost everything that makes a garage floor here different comes from that: slope, foothill weather, and a steady stream of new homes with bare slabs in the garage.

Newer homes, bare slabs

A lot of Herriman homeowners call us right after closing. The builder handed over a finished house with an unfinished garage: a broom-finished slab, control joints, a few shrinkage cracks, and nothing on it. That is the best moment to coat a floor, because the garage is still empty. Once the shelves and bikes and storage totes are in, getting the floor clear wall to wall becomes a weekend of work before we can even start.

New concrete does have to wait. A slab needs at least 28 days before a coating goes over it, and even then it can be holding water. We moisture test every slab. If yours reads high, a moisture vapor barrier goes down first and the install runs two days instead of one. The cracks and chips the builder left get filled and ground flush as part of the job, at no extra charge.

Slope, meltwater and the garage door

Many Herriman lots slope toward the valley, which is good news on most driveways: water drains away from the house instead of standing at the door. On the homes where the grade runs the other way, every storm pushes salted meltwater back under the garage door, where it sits on bare concrete and soaks in.

That is the floor that benefits most from being sealed. The first few feet inside the door are where bare Utah slabs spall first, and a coated floor keeps the water and the chloride on the surface where you can wipe it off.

Road salt up the hill

Herriman garages see the same magnesium chloride and road salt as the rest of the valley, and the homes up the hill see more of it, because those roads get treated hardest and earliest. The salt comes home on your tires, the freeze and thaw cycle works it into the surface, and ten years later the slab is pitted and dusting. Nothing about that is unusual for Utah. It is just the reason a bare garage slab here does not stay nice on its own.

What prep looks like

We grind the whole slab with diamond tooling instead of acid etching it, because grinding opens the concrete and gives the coating something real to bond into. Cracks and spalled areas are repaired, then ground flush. A flexible polyurea base goes down, matched to your slab, your flake blend is broadcast by hand wall to wall, and a UV stable polyaspartic topcoat locks it all in. Most jobs are completed in one day. The floor is walkable the same evening and takes vehicles in a day or two. The full build and the flake blends are on garage floor coatings.

Driveways and patios

Concrete driveways and patios are the norm here, so pressure washing is the common second service rather than sealcoating. Coated patios are worth asking about too, and anything outside gets the anti-slip additive at no charge.
