Garage Floor Coatings in Saratoga Springs, Utah

Saratoga Springs runs along the west shore of Utah Lake, a few minutes from our Eagle Mountain shop. It is one of the fastest-building cities we serve, so most of the garage floors we coat here sit on slabs only a few years old.

Saratoga Springs has gone from farm fields to full subdivisions faster than almost anywhere in the state, and that growth shapes the work we do here. Most of it is a first coating on a slab the builder poured recently: a new homeowner, a bare broom-finished floor, and a garage that is about to fill up with boxes.

Coat it before the boxes go in

The easiest garage we ever work in is an empty one. A coating job needs the floor clear, wall to wall, so the grinder can reach every inch and the flake can be broadcast into a wet base without anything in the way. In a house you just moved into, that is free. In a house you have lived in for five years, it means a Saturday of hauling shelves and bikes into the driveway. If you are closing soon, this is the cheapest moment in the life of the house to get it done.

New slabs and the 28 day wait

Fresh concrete is not ready for a coating. The slab needs at least 28 days, and even then it can be holding water. We moisture test every slab before anything goes down. If the reading is high, a moisture vapor barrier goes down first and the job becomes a two day install instead of one. That is not an upsell, it is the difference between a floor that stays bonded and one that blisters a year later.

Builders here leave a broom finish with control joints and a few shrinkage cracks. We fill the cracks and chips, then grind them flush. Crack and spall repair is part of the job, not an add-on.

Winter and the road to work

Saratoga Springs is a commuting city. Pioneer Crossing and Redwood Road carry a lot of daily traffic, and both get treated hard in a storm. Magnesium chloride and road salt ride home on your tires and sit on bare concrete until spring, and freeze and thaw works the surface loose. That combination is what leaves so many Utah garage floors pitted and dusty by year ten. A sealed floor wipes clean of it instead.

Because a garage is enclosed, we coat floors here year round. Winter is often an easier booking than spring.

What prep looks like

We grind the whole slab with diamond tooling rather than acid etching it. Grinding opens the concrete so the flexible polyurea base can bond into it, and that flexibility matters on slabs that move through a Utah freeze. After the base coat, your flake blend is broadcast wall to wall, and a UV stable polyaspartic topcoat goes over the top. Most jobs are completed in one day. The floor is walkable the same evening and takes vehicles in a day or two. The full system and the flake options are on garage floor coatings, and our published price is on pricing.

Driveways and patios

Nearly every driveway in the newer subdivisions is concrete, so pressure washing is the usual second service rather than sealcoating. Coated patios are becoming common too, and exterior surfaces get an anti-slip additive at no charge.
